HVAC/ Maintenance Technician

Basic Function/Purpose
Plans, organizes, and supervises assigned functions in the installation, repair, renovation, maintenance modification, etc., of Facility HAVC, Electrical, Structural and Plumbing systems.
 
CHARACTERISTIC RESPONSIBILITIES
 
  1. Plan, organize and execute assigned duties to assure that required, requested and planned repairs, modifications, installations, renovations and other maintenance activities are properly accomplished in an economical and timely manner.
  2. Plan specific work assignments, assuring that all parts of the assignments are provided for, including work schedules, materials, equipment and supplies availability, manpower needs, etc., in order that assignments may be completed in the most efficient, economical and timely manner.
  3. Coordinate the activities of assigned function(s) with the Director of Physical Plant, and with other Physical Facilities and Campus Departments as necessary.
  4. Perform planned preventive maintenance activities to insure prolonged life and usefulness of operating equipment and facilities and to minimize breakdowns or failures of such equipment and facilities.  This shall include irrigation systems, campus structures, residences, daycare centers, HVAC plants and equipment, grounds keeping equipment, building automation controls, etc.
  5. Maintain records, reports, recommendations, evaluations, etc., reflecting the conditions under which preventive maintenance is performed.
  6. Complete work assignments insuring satisfactory progress, work quality, operating procedures and/or practices, efficiency, safety and other work standards are maintained.
  7. Guide and give technical assistance to fellow employees in the performance of their duties.
  8. Interpret, and abide by work rules, rules of conduct, performance standards, campus and departmental policies, procedures, regulations, etc.
  9. Prepare cost estimates on requested or planned repair projects involving area of responsibility.
  10. Maintain good safety and housekeeping practices.
  11. Determine the priority of work assignment and follow-up to assure such assignments are completed in an efficient, economical and timely manner.
  12. Initiate the purchase of parts, materials, equipment, supplies, etc., in accordance with campus and departmental procedures and provide technical assistance and/or consultation when required to facilitate such purchases.  Verify the receipt and/or acceptance of purchased items as authorization for payment.
  13. Monitor and approve the activities of contract personnel and services in assigned area of responsibility as required to assure that satisfactory and acceptable performance standards, specifications, material and labor cost, work schedules, etc., are maintained, and authorize payment for contracted services in accordance with campus and departmental procedures.
  14. Perform other related duties as required or assigned.
 
 
 
FACTOR ANALYSIS
 
Knowledge Requirement:  The position requires extensive knowledge and under-standing of all phases of HVAC, Plumbing, Electrical and Maintenance skills.  The position requires the ability to organize, prioritize and perform under pressure in both a public contact and internal capacity.  Minimum qualifications should include electrical, energy management, and HVAC experience, post secondary education in related area of specialization and five years experience in similar work.
 
Responsibility:  Information and directions are given primarily by e-mail (work-order/PM system).  The coordination and review of work assignments are the responsibility of the incumbent.  All duties are performed within the scope of the objectives of the department as well as other applicable guidelines.
 
Difficulty:  The position requires dealing with a wide range of tasks where frequent independent interpretation and decision is required.  The position directly affects the effectiveness of the Physical Facilities Department and the campus community.  Individual must be flexible with work assignments/duties, and able to perform in a multi-tasking environment.
 
Personal Relations:  The position requires face-to-face, telephone and written communication with all levels of the campus community and a wide spectrum of outside agencies, schools, and vendors.  Said communications range from simple exchange of information to requests for assistance or service, to more complicated inquiries related to proposed work or work-in-progress.
 
Schedule:  The position is an hourly full-time position, (8.5 hours per day with a ½ hour lunch) 40 hours per week.  The positions will require flexibility with work schedule and hours, but the primary time schedules (shifts) are from 6:00 am until 2:30 and 7:30 am until 4:00 pm while school is in session. The expectations are that employees are on campus and available during their assigned work shift periods. The positions will entail after hours work assignments / duties and periodic “call-outs” for emergency services when necessary.

  • Unexcused and/or excessive absence and/or tardiness
  • Drinking at work or showing evidence of drinking or using illegal drugs
  • Failure to perform reasonably assigned task(s)
  • Disobeying or being insolent to a supervisor
  • Interfering with the work of other employees
  • Theft or abuse of school property
  • Lying
  • Cheating on time cards/allowing others to sign in and punch you in and/or out
  • Making false statements on Application for Employment
  • Leaving campus for business or personal reasons without notifying supervisor/director
